The number of people experiencing their Virginia Beach home entering foreclosure is steadily increasing. Also increasing, is the number of bargains just waiting for home buyers to make a move. In RealtyTrac’s April 2009 U.S. Foreclosure Market ReportTM they found that default notices, auction sale notices and bank repossessions were reported on 342,038 properties during the month of April alone. The increasing numbers have contributed to the thirty two percent increase since last year’s April 2008 report. The report also showed one in every three hundred and seventy four homes received a foreclosure filing in April. These statistics prove foreclosure to be a growing threat to home owners. On the other hand, the foreclosure situation is benefiting people looking to purchase real estate in this buyer’s market.

The amount of foreclosure properties on the market opens the door to opportunity for buyers. One way for buyers to take advantage of the opportunity to purchase a foreclosed Virginia Beach home is though an auction. How Long Does It Take To Sell Virginia Beach Homes?

sold houseMarch 2007 sales statistics shows it takes an average of 80 days to sell Virginia Beach homes. It is possible that some will sell in just a few days and some may take several months. There are six factors that influence the time it takes to sell Virginia Beach homes. Lets examine them.

1. Product 
The product, of course, is the property. If the property shows poorly, or has major defects which cannot be or are not corrected, a sale may not take place until the defects are corrected or until the price is adjusted to compensate for them.

Currently, Virginia Beach is experiencing a strong Buyers market and Buyers don’t want to buy a home that needs repair. They want a home in tip-top condition and all they have to do is move right in. so, I highly recommend taking care of any defects BEFORE putting the ˜For Sale’ sign in the yard.

2. Price
If the home has not sold after a reasonable length of time, but other similar properties have sold, then a price adjustment may be in order. If this is true and the price is not reduced, the price may delay or prevent the sale. The appraisal will be based on the most recent sales in the area and the property must appraise no lower than the sales price for the buyer to get his financing.

Virginia Beach sales prices are fluctuating and have even gone down in many neighborhoods. Lengthy market times caused by too high a price, can cost you money in the long run and mean less money in your pocket.

Selling Virginia Beach Homes For Top Dollar

If a home has been on the market for awhile and hasn’t sold, the first thing many agents think is, the home is over priced, but this is not always the case. In today’s competitive buyers market, condition may be the problem. Buyers are not as willing to accept a home that is not in tip-top condition, as they were a few years ago. The reason a home does not show well may have nothing to do with its appearance, but rather the impact it has upon a buyer’s sense of smell.

Below are tips to ensure Virginia Beach homes sell for top dollar by passing the “odor test”:

  • Try sprinkling a bit of baby powder on the pillow covers before putting the case back on.
  • For persistent smells, try lemon oil or spray on the carpet, curtains, sofas, and even mattresses.
  • Use a waterlogged sponge for bad kitchen odors such as those created from fried foods. On a plate, place a big sponge (natural or loofah) in very hot water. The vapor will replace the molecules responsible for the annoyance. Repeat as necessary.
  • Place a few cubes of charcoal in a container and put the container in the closet. It removes that damp, musty smell. Blackboard chalk will work, too.
  • Before throwing away orange or lemon rinds, toss them into a pot of simmering water on the stove to make the kitchen smell inviting and lift the cook’s spirits. Combining them with cloves or cinnamon sticks is also very pleasing.
  • Use all of those candle stubs after burning the bulk of the candle. Melt the stub in an old pan over water (like a double broiler). Pour the melted wax over pinecones and use as fragrant fire starters.
  • To remove cigarette odors, put a saucer of white vinegar in the room. When the vinegar evaporates, the smell will be gone.
  • Sprinkle a few lavender bath beads into water waste receptacles in the bathroom and kitchen. The scent is more subtle than that of “air fresheners”, but still quite pleasant.
  • Put a dab of vanilla on the tops of your light bulbs. Your home will smell delightful without agitating allergies with potpourri.
  • Rose water, when put in a steam iron, gives your linens a fantastic, fresh scent – just like they hung outside next to a rose bush.

Virginia Beach Homes Sales Follow National Trend

Virginia Beach home sales in January followed the national trend.

virginia beach real estate - sales graphExisting-home sales – including single-family, townhomes, condominiums and co-ops – slipped 0.4 percent to a seasonally adjusted annual rate(1) of 4.89 million units in January from an upwardly revised level of 4.91 million in December, and are 23.4 percent below the 6.44 million-unit pace in January 2007, according to the Natonal Association of Realtors®.

Virginia Beach home sales in January followed the national trend with a 9% drop in sales compared to January 2007.
